NINE STEPS FROM CONTRACT TO CLOSE

 

 

**SPECIAL NOTE: During this time it is imperative that you don’t make any large purchases, apply and/or open new lines of credit or change jobs.**

 

STEP ONE:

Determine what inspections you want completed on the house. You will find a list of the different inspections on the next page.

 

STEP TWO:

We need to schedule the inspections within 10 days of the signing of the contract (also known as the “effective date”).

 

STEP THREE:

Inspection results are reviewed to determine what, if any, repairs or price adjustments are being requested from the seller. Complete the Resolution of Unacceptable Conditions. Once this has been submitted, we have 5 days to agree on requests.

 

**At this point, there are many things going on “behind the scenes” with the lenders, underwriters, appraisers and title company. If you are contacted for information, you need to be quick to respond so as not to cause a delay in closing.**

 

STEP FOUR:

Schedule movers if you are having someone move you. Start getting bids and schedule a tentative move-in date.

 

STEP FIVE:

Call utility companies to have all utilities changes into your name for the day you take possession of your new home. The utility company that services the address of your new home should be listed at the end of the Seller’s Disclosure.

 

STEP SIX:

Schedule closing – You will need to bring a cashier’s check made out to the Title Company for closing and a current driver’s license or passport

 

STEP SEVEN:

Final walk through of the house before closing. The sellers will provide receipts for any work that was completed by a contractor/company. We will walk through the house to make sure repairs that were agreed upon were completed. We will also make sure that there are no major issues/changes with the house since we had the inspection.

 

STEP EIGHT:

Review HUD statement that is sent over from the title company. This will show the exact amount you will need to bring to closing. You will have the opportunity to look it over and verify the numbers seem right to you.

 

STEP NINE:

Get the keys to your new home! CONGRATULATIONS!!!!
